A real estate syndication is a way of investing in specific property through a group of investors pooling funds. This enables each to invest in larger properties thereby gaining leverage, sharing risk and being able to invest in more properties while gaining tax benefits, growth, appreciation and cashflow, among other benefits.

We truly look at hundreds of properties to find the ones that meet the right criteria.  After thorough analyses of the location, property, team, business plan and financials, we will send you an "Offering Memorandum" for your review.

fund & collect

If the Offering meets your objectives, (growth, income, depreciation, timing, location, etc), you fund the investment, (your capital goes in), then collect distributions. No tenants, toilets or trash for you!

rinse and repeat

Most investments are sold or refinanced within 3-6 years. These are capital events intended to return your capital and your share of the profits. We expect you will be so pleased you will repeat the process over and over.  We all like to do business with people we know and trust!

What Does It Mean To Be an Accredited Investor?
To be considered an Accredited Investor, the SEC (Regulation D) requires an individual meet at least one of the requirements related to income or net worth. Alternatively, professional experience in real estate and investments may qualify you as a Sophisticated Investor.

A person must have an annual income exceeding $200,000 ($300,000 for joint income) for the last two years and expect to earn the same or more in the current year or have a net worth exceeding $1,000,000 excluding the principal residence. A syndication may limit the number of Sophisticated Investors that can participate.
What is syndication?
The simplest answer is that a real estate syndication is a partnership between investors who combine their skills, resources, and capital to purchase and manage a property or portfolio of properties.
what returns can I expect with pivotal REI?
The plans for each investment and projected returns are described in an Offering Memorandum.  If the subject property will be acquired through a syndication, a Private Placement, Memorandum or Prospectus will also be prepared and sent to those who choose to participate ('subscribe').  Pivotal Real Estate Investments, is committed to regular and transparent reporting to our investors., so depending on the complexity of the business plan, you may get property reports and distributions monthly or quarterly. An Investor Portal will keep all accounting handy to review at any time.
